FAQ

  1. I am with an Estate Agent can I still advertise on 3up2down?

    Yes, 3up2down is not an estate agent, buyers contact you directly and we play no part in negotiation.  However, if you have chosen to use the estate agent's solicitor you will need to instruct a new solicitor that is not connected to your estate agent.

    Check the small print of your estate agent's contract to make sure that they haven't specified a clause stating 'Sole Selling Rights' rather than Sole Agency Rights, Multi Agency or Ready.  'Sole selling' means your estate agent is the only one with the right to sell your house, even if you find a buyer yourself you will still have to pay the agent's commission. 

     

    Typical estate agent contracts - explanation of terms:

    • Sole selling rights: the estate agent that you have appointed is the only person with the right to sell your property.  The agent is entitled to his fee even if you sell the property yourself.
    • Sole agency: the term refers to your appointed estate agent - the only agent with the right to sell your property.  You should be able to sell the property yourself without paying the agent a fee, provided that the agent did not introduce the buyer to you during the contract period.
    • Multi agency: you can ask several agents to act for you but only the one that sells the property is entitled to a commission.
    • Ready, willing and able purchaser: under the contract, if the estate agent finds you a buyer who is prepared and able to buy your property and to exchange unconditional contracts, you must pay the commission even if you decide not to sell.  Therefore, if you have this type of contract and you find a buyer yourself you will need to inform the estate agent that your property is no longer for sale.

  5. What is a Home Information Pack (HIP)?

    The Government introduced Home Information Packs in England and Wales on 1st of August 2007.  They aim to take the stress out of buying and selling a home by providing key information up front.  Every Pack will include an Energy Performance certificate which, like fridges, will provide A - G ratings on the energy efficiency of a home, plus advice on how to make further energy savings.  The Packs will also include information such as searches and other legal documents.  A Home Condition Report giving details on the condition of a property can also be included in the Packs on a voluntary basis.

  6. Do I need a Home Information Pack?

    It is a legal requirement to have a Home Information Pack for all domestic homes that are placed on the open market for sale from the 31st of December 2007 in England and Wales. Failure to comply with the Home information Pack Regulations 2006 can result in a fine.

    Exemptions:

    • Non-residential properties
    • Seasonal and holiday accommodation
    • Mixed sales (e.g. shop with flat)
    • Right to buy and similar sales
    • Sales of portfolios of properties
    • Properties not being sold with completely vacant possession
    • Unsafe properties and properties to be demolished
    • New homes built under Part L of the Building Regulations 2006 (these will be brought in by a separate commencement order in due course)

  7. Do you have to wait for all Home Information Pack components to be assembled before the property is advertised for sale?

    No a home can be marketed without a Home Information Pack as long as the required documents have been commissioned and paid for (or arrangements for payment made) and there is an expectation they will arrive within 28 days.

  8. How long will the Home Information Pack be valid for?

    The Home Information Pack is valid while the home is continuously marketed for sale, and the Regulations allow for a period where the property might be taken off the market while, for example it is under offer or to allow a seller to change agents.

    The main time-sensitive items in the Home Information Pack are the local searches.  These are generally acknowledged to be valid for six months.

    The majority of sales complete within six months under the current process and we expect the Home Information Pack to shorten the time between offer acceptance and exchange of contracts.

    You must first register and setup a new account, click here and follow the instructions on the registration form. Once you have setup your account log into your account by entering you e-mail address and password in the login section on our home page and go to 'My Advert(s)' in the top menu, then click on 'set up an advert', guidance and help is provided throughout the form, simply complete the form working through each section step by step.

    'My account' stores all your invoices from purchases at 3up2down.com and personal contact details (address, e-mail, phone numbers etc). It is important your contact details are correct and kept up-to-date as these details are used for communications between 3up2down.com, advertisers and potential buyers or tenants.

  2. My Favourites

    Add your Favourite properties you find on 3up2down.com into a list so you look at them whenever you want. Even properties that are displayed as sold or let agreed can be added by clicking on the link 'inform me if this property becomes available' so if their status changes in the future will be the first to know by an automatic e-mail and an SMS text message on your mobile phone by if you have upgraded to this service.

    If you are looking to buy a property we will match all listed adverts to your criteria in 'Find me a Property', save them in your account, and keep you informed you by e-mail and by SMS text message on your mobile phone if you have upgraded to this service.

  4. My Adverts

    Manage add, delete, edit and purchase optional upgrades for your property adverts. You can also monitor how much interest your property has generated for each individual advert by clicking on 'Enquiries & Statistics'.

    This will display:

    • How many times the full advert has been viewed.
    • How many times the advert has been displayed in a search list.
    • How many people have saved it in their 'My Favourites' account.
    • My advert enquiries – all leads and enquiries generated by your advert will be saved in your account so if something goes wrong with your sale or rental (e.g. you change your property status from 'sold' back to 'for sale') all interested buyers or tenants that registered an interest will be notified automatically.

Managing Your Account

  1. Describing your property

    The first few lines within the "main description" when you create or edit your advert will form the headline that will be visible in search results. It is therefore vital that this is used to capture your target audience so they click on your advert. Consider unique features of your property and features that could help you sell/rent it.

    Please refer to our Terms and Conditions for full details of disallowed content to avoid your advert being rejected.

  2. Uploading photos

    Uploading 6 photos that are 300kb each in size will take some time to upload and is unnecessary as our system will automatically reduce the image size to approximately 300kb or 800 x 600 pixels. Before starting your image upload check that each image size and type to ensure that your image will be compatible:-

    • Images must be 1MB of less EACH.
    • Must be in the following formats JPEG (.jpg), GIF (.gif), PNG (.png)

    We recommend that any image you upload is equal to or slightly larger than 800 x 600 pixels. It is best to set your digital camera to take photos to at 1 Mega pixels, this will ensure that each photo is 1280 x 960 pixels and approximately 500kb in size; this will reduce the length of time it takes to upload your photos and ensure you do not compromise the quality.

    If it is not possible to adjust your camera to 1 Mega pixels you can use 'Microsoft Paint' which is standard program available on all windows based PC's to resize your photos before uploading them, this will avoid excessive transfer times or possible failure of the upload.

    Instructions for resizing your photos using Microsoft Paint:

    • Open Microsoft Paint (it is normally located under 'accessories' in the start menu, click 'start', then select 'all programs', then 'accessories').
    • Click on 'File' then 'Open' in the top menu and select your photo you wish to reduce.
    • Click on 'Image' then 'Attributes' in the top menu, this will tell you the current size (width and height in pixels) of your image.
    • Click on 'Image' then 'Stretch Skew' and estimate how much you need to reduce your photo (e.g. 50% for 5 Mega pixel cameras) you need to get the image to just over 800 x 600 pixels, enter the same percentage figure for both horizontal and vertical then click on 'Ok'.
    • Go to set 3 to check you size of your photo and repeat step 4 if required, if not go to step 6.
    • Save you image with a new name then upload to our server.

  8. Why do I need to renew my advert?

    Our free advertising service is until sold or rented, however (every 6 months for 'to let' properties and every 12 months for 'for sale' properties) we need to ensure that adverts on our system are still required and not taking up valuable space or wasting potential buyers or tenants time.

  9. How do I contact an advertiser?

    To protect the advertiser from canvassers, the advertisers contact details are not available through 3up2down.com. If you would like to speak to the advertiser you can request the advertiser to call you, or you can ask for their contact details by clicking on the button “Contact Advertiser” in the advertisers property page, you will then be required to login or register enabling you to type in a personal message. This message will then be sent to the advertiser by e-mail and by a SMS mobile text if the advertiser has upgraded to receive text alerts.

  1. I have not received an authorisation e-mail to activate my account?

    Check you spam or junk inbox as some systems may confuse our account activation e-mail as unwanted spam e-mails. All conformation e-mails from 3up2down.com are sent immediately, if you any need assistance you can e-mail us at:-

  2. I have forgotten my account password

    If you forget your login password, click here or alternatively you can click on the link on the home page "Forgot your login password?" under the member login section, simply enter your registered login e-mail address and your password will be sent immediately to you by e-mail. Note: passwords are case sensitive.

  3. I cannot log into my account

    3up2down requires cookies to be enabled in your browser so you can register and login, check your privacy and your security settings are set no higher than 'medium' and ensure that 'session' cookies are enabled. If you have forgotten your password refer to the section 'I have forgotten my account password'.

  4. I have changed my e-mail address and I cannot sign into my account

    If you have changed your e-mail address recently you need to sign in with your old e-mail address (the e-mail address you used when you registered at 3up2down). You then need to update your contact details by going into 'My account'.

  5. My photos fail to upload

    First check that the pictures you are trying to upload are one of the following picture formats JPEG (.jpg), GIF (.gif), PNG (.png). If you are unsure of the format of your photos, click the right mouse button any of your photos and selecting 'properties' then look for 'type of file' it should say e.g. JPG File (.JPG). Also the size of each picture must be 1MB or less. For more information see uploading photos for additional guidance.

    No problem! You can send your photos to us and we will upload them to your advert, please include your name, address, property reference number and a cheque for £10 payable to 3up2down LLP, for each set of property photos to cover administration costs.
